AXI IMMO advice in lease Abra Sklepy Meblowe in Wrocław
AXI IMMO, an expert in a commercial real estate, has advised on the lease of new office and warehouse space for Abra Sklepy Meblowe. The company has taken office and warehouse space in Prologis Park Wrocław.
Abra Sklepy Meblowe, one of the largest furniture manufacturers in Poland, has taken 2,800 sqm of office and warehouse space at Prologis Park Wrocław.
The first Abra shop was established in 1990 in Krakow. In 2001 the company became part of the JD Group – a trade group managing more than 1,000 home furnishings stores, and in 2011 part of the furniture producer network Steinhoff International. Abra Furniture Stores currently has 82 stores across the country. The company is also developing a franchise network.
ProLogis Park Wrocław is a warehouse park located in Bielany Wrocławskie, the municipality of Kobierzyce, about 11 km to the south of Wrocław city centre, near A4 motorway and route E67. The park offers more than 167 000 sqm of warehouse and office space.

Lower Silesia is the fifth-largest warehouse region in the country with more than 700 000 sqm of modern warehouse space and is one of the main storage locations in the country. Warehouse projects in the region are highly regarded by investors.
Lower Silesia, due to its central location in Central and Eastern Europe, a well-developed road network, proximity to the largest Polish export market – Germany, access to a skilled workforce, well-prepared land for development including special economic zones, can count on stable development over the next few years.
Confirmation of Wrocław’s strengths is the relatively high level of demand. In 2012, more than 210 000 sqm were leased. The vacancy rate is slowly declining and at the end of 2012 stood at about 11%. Available in region warehouse space is very fragmented. Tenants looking for space in more than 10 000 sqm have no chance of finding it in the short term.
The largest transactions in 2012 were agreements for BTS projects (Lear Corporation in Legnica, Syncreon in Żary). Developers have secured land in key locations in the region, but new supply will depend primarily on tenants interested in BTS projects and pre-let agreements on long-term leases.
